Valuations

Service1st utilizes all public data resources to ensure our valuations adhere to specific geographical parameters as well as client specific requirements. We offer our Freddie Mac and Fannie Mae BPOs as well as our proprietary BPO, which includes three values so you can make a legitimate decision based on property values. Our proprietary BPO report includes three sold properties and three current listings with photos so you can get a visual idea of the property value.

Occupancy Verification/Property Inspection

Taking into consideration the default process, Service1st offers a variety of occupancy verifications. The property assessment is completed by an approved vendor with specific instructions to determine occupancy. In combination with the assessment of occupancy, an interior inspection of the property is performed illustrating the condition. Our objective is to protect your interest in the event of abandonment or property loss.

Property Preservation

Once occupancy status has been determined the preservation department at Service1st will care for the vacant or abandoned properties throughout the delinquency status or REO process. Our contractors will follow all FHA guidelines unless instructed by the client on conventional loans to secure and maintain property condition. We are proactive in observing your property to avoid violations and unnecessary expenditures. We instruct our contractors/agents to follow all guidelines so that the property can convey without delay or penalties. All work performed is submitted with documentation and photos per client specifications.

Loss Mitigation

At Service1st, we use integrity and compassion on behalf of the client when dealing with their borrowers. We understand the obstacles with the current economy which is causing more and more delinquencies across the nation. We grasp the responsibility and use every means necessary to avoid continuous delinquency and expense of foreclosure. We work with you to obtain the same goal in protecting your interest in the property. We offer assistance with loan modification or short sale options on behalf of the client. In this process, we would send a real estate professional to collect all necessary documentation and interview the homeowner while we perform an interior BPO to assist with the decision of a loan modification or short sale offer.
